Heritage and Housing in The Village

Property Owner: 494 Yonge Street Inc. c/o QuadReal Property Group

Project Date of Completion: March 2024

IMMIX is a new, 451-unit rental community that redefines urban living in The Village, while honouring the area’s historic and cultural roots. More than just a residence, it is a landmark, a thoughtful fusion of sophisticated design, premium amenities, contemporary architecture, and heritage preservation. At its core is a commitment to maintaining and celebrating the area’s rich history, particularly its importance as a long-standing hub of 2SLGBTQI+ life in Canada.

A key heritage feature of the project is the restoration and reintegration of both the heritage façade at 480 Yonge Street – one of the first buildings constructed on Yonge – and the clock tower at 484 Yonge Street. The former was completed in 1864 by contractor John Bailey, and historically associated with the notable architectural practice of Darling and Pearson. The latter was a rare collaboration between James Grand and William Irving, both recognized architects in Toronto in the mid 19th century. These character-defining elements have been carefully woven into the new design, emerging as both a visual focal point and an enduring symbol of resilience and pride. The tower is complemented by a glass “ghost façade,” which evokes the memory of the former adjacent historic fire hall, further anchoring the new building within its historical context.

Through its consideration of heritage architecture, community engagement, and visual storytelling, IMMIX delivers a meaningful and lasting contribution to Toronto’s built environment, enhancing the streetscape, deepening the neighbourhood’s sense of place, and affirming its legacy for generations to come.
